What is an Asbestos Refurbishment Survey

(Formerly known as a Type 3 survey, prior to the issue of Asbestos: The Survey Guide in 2010)

Commonly known as Refurbishment/Demolition survey; R/D survey; R&D survey; Refurb/Demo survey; Refurbishment & Demolition survey.

IOM identify these as two separate survey types. As such our surveys are reported as Asbestos Refurbishment Surveys and, as per UKAS requirements, our authorised surveyors are audited on Refurbishment surveys, rather than Refurbishment and Demolition.

An asbestos refurbishment survey is required before any work which may affect the fabric of a building. This can range from replacement of light fittings to a full internal reconfiguration.

This type of survey is used to locate, as far as reasonably practicable, all ACMs within the building or area due for refurbishment. The survey will be intrusive and can involve aggressive inspection techniques to gain access to all areas within the scope of the proposed work. The assistance of other specialists such as electricians, structural engineers or licensed asbestos removal contractors may be required to ensure a fully inclusive survey can be carried out. This will be identified during the planning stage of the survey and will be included in the survey quote.

IOM believe in a pro-active, bespoke approach to planning refurbishment surveys; each project is assessed individually, taking into account the specific requirements of the subsequent works. Experience has taught us that informed and appropriate planning is the key to undertaking a comprehensive survey, enabling us to eliminate, or at least minimise the use of restrictions and caveats in our survey reports.

Where possible IOM will attend site as part of the planning process to gather information and identify risks to ensure the survey can be effectively planned and efficiently executed.

A comprehensive scope of the proposed refurbishment works must be provided in order to allow the survey to be adapted to your requirements. This allows us to focus the survey specifically on the areas where you are planning to do work and can avoid unnecessary intrusive work which can prove costly to repair and may not be covered by your budget.

Depending on the scope of the survey, we may require the property or area(s) to be vacant and/or decanted. This will be discussed at the planning stage.

What is an Asbestos Demolition Survey?

IOM identify these as two separate survey types. As such our surveys are reported as Asbestos Demolition Surveys and, as per UKAS requirements, our authorised surveyors are audited on Demolition surveys, rather than Refurbishment and Demolition.

An asbestos demolition survey is required before full or partial demolition of a property.

This type of survey is used to locate, as far as reasonably practicable, all ACMs within the building or area due for demolition.

The survey is fully intrusive and will involve aggressive inspection techniques, to gain access to all areas of the building including but not limited to electrics, voids, risers, ducts, solums, lift shafts. The assistance of other specialists such as electricians, structural engineers or licensed asbestos removal contractors may be required to ensure a fully inclusive survey can be carried out. This will be identified during the planning stage of the survey.

The property must be vacant and decanted prior to the survey.

It is vital that we are permitted to attend site as part of the planning process to enable us to gather information and identify risks and to ensure the survey can be effectively planned and efficiently executed.
